The Ferns

The Ferns is a newly decorated, bright, ground floor self catering apartment in the heart of the Irvine Valley. Featuring an open living plan area with fully equipped kitchen and tv with Roku stick, a large double bedroom with reading nook and dedicated workspace area, a laundry room with washing machine, a bright, fresh bathroom with electric shower and a shared garden. Off street parking for one car is also available.

Good to know

The Ferns has been fully renovated and is a bright, airy apartment despite it's size. The open plan living area spans the full width of the front of the property and the bedroom spans the full width at the rear. Nestled in the middle is the hallway which leads to the bathroom and to the laundry room. -------------------------- KITCHEN: The kitchen is fully equipped with an electric oven, electric hob, microwave, toaster, kettle and fridge. There is a range of pots, pans, baking trays, utensils, cutlery, crockery and glassware to cover most needs. -------------------------- LIVING AREA: The living area has a 32 inch tv equipped with a Roku stick so you can watch all your usual streaming subscriptions (you will need your own streaming accounts) or you can watch the inbuilt freeview channels. There are blankets to snuggle up in if you fancy a cosy movie evening and a sideboard houses a few fun games you are welcome to play along with a bluetooth speaker. There's a fold down table and 2 stools where you can enjoy your own home cooked meals with perhaps a nice glass of chilled wine. -------------------------- HEATING: The apartment is heated by gas central heating and via a Nest thermostat which is located in the lounge area so you can be in control of the temperature of the apartment. Fibre broadband means that streaming movies, music or games is a breeze. -------------------------- BEDROOM: Enjoy a peaceful night's sleep in the spacious bedroom. The double bed is equipped with a 1000 pocket sprung encapsulated foam top mattress and 600 thread count Egyptian Cotton bedding. Extra pillows are stored in the ottoman and thermal blackout curtains ensure you wont be woken up by the sunshine. A nightstand at either side of the bed is provided along with some hot water bottles, phone chargers and a hairdryer. There are bedside lamps and mood lighting strips if you enjoy relaxing in bed with a book. A double wardrobe with hangers and drawers gives you somewhere to store your clothing and a large 8ft x 4ft mirror throws light around the room. There's a reading nook with comfortable chair, footstool and a few good books to get you started along with a foldaway desk, chair and some basic stationary if you need to do any last minute work. -------------------------- BATHROOM: The bathroom is located in the centre of the apartment and has an electric shower and ample shelving for your own toiletries. Shampoo, conditioner and shower gel are provided along with bath towels, hand towels and face cloths. A separate laundry room houses a washing machine, clothes dryer, iron, ironing board and vacuum cleaner as well as somewhere to hang your coats and store muddy shoes. -------------------------- PARKING: There is ample on-street parking available outside the apartment but if you prefer, parking is available at the bottom of the driveway next door. This driveway is owned by my dad. Access is needed to the building at the top of the driveway so please park tucked in to the gable end of the little white house at the front as much as possible so that access is still available for cars driving up to the building at the top. -------------------------- Unfortunately the apartment is unsuitable for very small children who may spill things. Well behaved pets permitted by request. Please note that there are no garden facilities for pets and no pet care items are provided at the apartment so please bring your pet's own bedding, towels and bowls. -------------------------- Short Term License Number: EA00013F

Please note that the apartment is situated on the main road of the village. A video doorbell is located on the outside door of the apartment. There are no security cameras or listening devices located inside the apartment.

The Ferns is situated on the main road with easy access to a variety of amenities. There is a Fish & Chip shop a 2 min walk away, a Co-Op 3 mins away, Stormin' Norman's coffee shop 5 mins away and a really nice pub -The Black Bull - about 7 mins walk away. The nearest bus stop is 2 mins walk away and there's a Tesco Superstore 4 miles/8 min drive away. Kilmarnock is the nearest big shopping town and is 10 mins drive away. The coast is 30 mins drive, Glasgow is 40 mins drive and Edinburgh is around 1hr20 mins away.

Guest Access

The entire apartment is yours for the duration of your stay with self check in via a smart lock located on the door handle itself. The communal entryway from the street to the apartment front door is shared access with the flat upstairs as is the rear garden.

A great wee apartment with absolutely everything you need..and more. A welcome basket of food goodies, herbs spices and oil if you want to cook, coffee, tea, and plenty of bathroom and cleaning products. Everything had been well thought out..from the extra throws in a wicker basket to the hot water bottles in the bedroom. Hazel was very quick to respond to any queries. Great central heating system with instant heat. Ideally located to explore some of the wee towns in the area. Plenty of street parking just outside and on a bus route if needed. Very good value for money. Hazel has obviously put a lot of thought and love into this wee place, and it shows. The local market is 3 minutes up the street and is well advertised when it's on. Plenty of convenience shops too. There were no negatives to this trip at all. I suggested a rubber bath mat might be helpful and it was delivered to the door the next morning! Great response. Hazel`s unit was great. It is as described. Everything is within walking distance, 2 pubs, supermarkets, cafes. The front of the unit is on the street so you do get a bit of traffic noise mainly from trucks, however the double glazed windows do a great job of keeping the noise to a minimum and by 7.00pm there is almost no traffic. The noise didn't bother us. We spent the day wondering around Darvel and enjoying the cafe and both pubs. I would definitely stay there again.

Hazel's place was fantastic! The house was pristine and comfy. She even had spare charger plugs which we could use, which was great considering I had lost my own. Check in was extremely easy and the surrounding area had plenty of restaurants within a short walk. We would love to stay there again!

A beautiful wee place with all of the amenities for a comfortable stay and to be self sufficient. Everything was as described and pictured. Though, felt even cosier on a cold Autumn’s night! We also felt as though Hazel was there if needed as she was very responsive. We would highly recommend.

Am liebsten würde ich Hazel anheuern meine Unterkunft zu dekorieren, mit soviel Liebe und Detail, das Bett war sehr bequem alles nötige vorhanden. An die Privatsphäre wurde gedacht, man kommt einfach in die Wohnung rein. Ein erstklassiger Barbier und ein Guter Chinese ist unmittelbar in der Nähe.

Hazel was an excellent host, always quick to respond to any queries and provided detailed and accurate information. The apartment was perfect for our needs. It is spotlessly clean and just as shown in the photos. Hazel has equipped the apartment to a high standard and created a beautiful home from home. Although on a main street, the bedroom is to the back of the property which is conducive to a good night's sleep. Can recommend the local fish and chips! We will return when next needing to stay in the area. Thank you Hazel!

Absolutely loved our stay at Hazel’s. We stayed 12 nights and felt right at home. It’s easily the most thoughtful Airbnb we have stayed at, even providing hot water bottles. Hazel is responsive and so helpful. Bed was comfortable and backyard fully enclosed for the dogs. Had no trouble finding a park on the street right outside of the front door. Definitely recommend staying here.

The Ferns is situated on the A71. There are buses every 15 mins into Kilmarnock where you can catch a train to Glasgow, Edinburgh, the Coast and a whole host of other places - even Carlisle!
